Here at Space we offer 2 services to our landlords, a let only service and a full management service. Below are details of both. However we do understand all of our landlords like their business constructed in different ways so we are here to help tailor our services to your needs.
Let only service - This is where Space provide you with a full comprehensive letting service which allows you to keep control of all other aspects of your property management.
We advertise your property using our marketing portals, along with in our office which is situated in a fantastic location on Hyde Park corner.
We would undertake viewings, sign up the tenants on our tenancy agreement and secure parental guarantor forms with credit reference checks if requested.
We have an exception level of letting success and have never had an empty property when the academic year begins.
Management service - Here at Space we offer an excellent management service to our clients, each which is tailored to meet individual clients needs and expectations. Generally the management service is for landlords who do not wish to be involved in the day to day running of their property, we would then take over and carry out all of the above to let the property and also be responsible for securing the tenants deposits with TDS scheme in line with current legislation. We also carry out all other legal requirements such as safety certificates.
Prior to the tenant moving into the property we would carry out a full detailed inventory and again at the end of the tenancy. Rents would be collected and chased should that be necessary. We would also deal with all maintenance requests which are billed on a monthly basis to help you keep track of the issues your property may have. This package is ideal for those who want to sit back and not deal with the day to day aggravation of managing a rental property.
